What is fractional ownership and how does it work?

Fractional ownership is a rediscovered form of real-estate sharing that has been recently gaining traction due to the growing popularity of the sharing economy. Ridesharing, apartment/home lending, peer-to-peer lending, reselling, co-working, talent-sharing… are all community-centered activities.

The main difference between fractional ownership and timeshares is that you are buying equity vs time. Co-owners get to enjoy the benefit of the appreciation of real estate without the high price tag. They also have a choice between personal use or rental income. The possession of a portion of the property never expires, and the property value tends to go up, which means owners can sell their shares at a profit years later.


How it Works

Christmas Traditions in Mexico:

  • 12 December: Day of the Virgin of Guadalupe (Dia de la Virgin de Guadalupe)

    Dia de la Virgen de Guadalupe is a religious feast that is held on the 12 of December every year.

    Mexican pilgrims from all over the country travel to the Basilica of Guadalupe, a church located in the heart of Mexico City, to visit la Virgen Morena – the Virgin Mary.

    Afterwards, fireworks are set off, parades fill the streets and live musical performances take place throughout the city.

    The popular Christmastime food, buñuelos are sold by the dozen from street vendors, or made in many families’ kitchens.

  • 16-24 December: Las Posadas

From the 16th to the 24th Children walk from house to house singing the traditional Las Posadas song and asking homeowners to let them in.

Every night, the processions end at a different house for a fiesta, with an abundance of food, drink, and, of course, piñatas.

  • 24 December: Christmas Eve (Nochebuena)

Nochebuena means “good night” which means Christmas Eve in Spanish. On this day many families around Mexico attend midnight mass followed by a family dinner.

  • 25 December: Christmas Day (Navidad)

There are candle-lit processions, elaborate nativity scenes, Spanish Christmas carols, dancing, and fireworks. While traditions like Christmas trees and Santa Claus have found a place in Mexican festivities, the holiday celebrations are firmly rooted in Spanish and indigenous culture.

  • 28 December: Day of the Sainted Innocents (Dia de los Santos Inocentes)

  • 6 January: Three Kings Day (Dia de Los Tres Reyes Magos)

Dia de Reyes is Three Kings’ Day, and this is when children in Mexico receive gifts to symbolize those brought by the Three Wise Men.

Families and friends will also share a customary Rosca de Reyes, a sweet bread baked in the shape of a wreath. There are baby Jesus figurines hidden inside the wreath, and whoever finds one is expected to host the Dia de la Candelaria party on 2 February.

  • 2 February: Candlemas (La Candelaria)

Dia de la Candelaria marks the end of Mexico’s Christmas celebrations. On this day, local people will take their Christ figurines to church to receive a blessing.

Afterwards, everyone heads to the house of the person who found the baby Jesus inside the Rosca de Reyes for a Mexican-style feast, which often includes tamales.

The La Curz Sunday farmer’s market is a highlight of the week for many forgeries and locals alike. It started in 2009 as an idea among neighbors. The original idea was to create an event apple to the foreigners and the locals around the Bahia de Banderas and also allowing people to interact with local vendors and artists. The La Curz market has drawn many visitors to its colorful stalls, enticing food, and entertainment by local musicians and has continued to grow over the years and hosts up to 200 vendors each Sunday!

Each Sunday you can find all sorts of treasures. Local artisans are happy to tell you about their creations and show you their wares. Many merchants have set prices but it never hurts to ask! You may be able to convince some to barter with you.

México's Vast Biodiversity

Biodiversity in Mexico:

When people think of Mexico, they generally think of an arid country with lots of sand a cacti. Most people may think Mexico has little to no biodiversity in comparison with other tropical countries close to the equator.

These assumptions could not be further from the truth. While up in northern Mexico is indeed Arid, many of the areas in the south of Mexico receive over 2,000 mm (or 80 inches) of annual precipitation. This is almost entirely caused by the rainfall. One of the rainiest places in Mexico is Tanango, Oaxaca. They receive over 5,000 mm (16.4 feet) of rain annually.


Thanks to the heterogeneity of its terrain and the fact that it's between the tropics, Mexico has a great variety of ecosystems. These range from high mountain cloud forests to sea bottoms abundant in coral reefs, deserts, and coastal lagoons. The territory has about 50,000 square kilometers of humid forests – equal to all of Costa Rica.

Mexico is also the world leader in terms of climate and ecosystem diversity.  It is one of the only countries on earth with arid deserts, dry scrublands, temperate forests, high-altitude alpine areas, subtropical forests, tropical rainforests, and extensive coral reefs. The multitude of ecosystems in Mexico supports a very wide range of biodiversity.

The terrain is also full of mountains. People also rarely associate Mexico with mountains. The eastern Sierra Madre is considered to be on par with the mountain range of the Rockies from Canada to the United States. The Sierra Madre extends over 1,250 km from Sonora to Nayarit. Paralleling that is the eastern Sierra Madre range which spans 1,300 km from Texas to Oaxaca. The Southern Sierra Madre reaches from Jalisco to the Isthmus of Tehuantepec in Oaxaca. Finally, the jagged sierras of Chiapas and Baja California rise up through those states as well.

Species diversity:

Not only is Mexico extremely diverse in its ecosystem, but it is also very diverse when with comes to the species that inhabit this country. With over 200,000 different species, Mexico is home to 10-12& of the world’s biodiversity. Mexico ranks 1st in biodiversity in reptiles with 707 known species, 2nd in mammals with 438 species, 4th in amphibians with 290 species, and 4th in flora, with 26,000 different species. Mexico is also considered the 2nd country in the world in ecosystems and 4th in overall species. Approximately 2,500 species are protected by Mexican legislations and the Mexican government created the National System of Information about Biodiversity, in order to study and promote the sustainable use of ecosystems.

There are also 170,000 square kilometers in Mexico that ios protected natural areas. Included in this area are 34 reserve biospheres (unaltered ecosystems), 64 national parks, 4 natural monuments (protected in perpetuity for their aesthetic, scientific, or historical value), 26 areas of protected flora and fauna, 4 areas for natural resource protection (conservation of soil, hydrological basins, and forests) and 17 sanctuaries (zones rich in diverse species).

Food diversity:

Mexico is also home to a very diverse food culture and heritage. Some highlight ingredients are Corn, Cacao, Queltes (green herbs and vegetables), Vanilla, Mezcal, Pumpkin, Jicama, Chipotles en adobo, chayote, epazote, camote, jícama, nopal, tejocote, huitlacoche, sapote, mamey sapote, and many varieties of beans. Most of these names remain in indigenous languages like Nahuatl.

Bus:

Public transportation and bus system within Bucerias is a very cheap way to get from town to town. It may also be a bit scary if you don’t speak Spanish but fear not, taking the bus is very easy and hassle-free. You can catch a bus on pretty much any street corner on Highway 200. The locations are painted on the windshield so there’s no confusion on where each bus is heading. Once you enter the bus tell the bus driver where you are going and he’ll give you the price. Prices varies from 10 - 25 pesos.

Taxi:

The taxis are normally not metered. Instead, they price by zones. Be sure to discuss prices before entering the cap to avoid any unwanted suprises. Taxis are usually priced affordably and you may even be able to bargain with the drivers for a better price.

Uber:

Uber is another great way to get around and are actually very cheap (in some case even cheaper than taxis) The main problem is finding one. In Puerto Vallarta Ubers are very common but when you enter the smaller towns they become quite less. We suggest having to app download just in case you’re able to snag one.





Car rental:

I just brought my shoes and pedals with me. But the most interesting thing about the whole bike rental and guided tour experience with Bici Bucerias is that through their amazing service and guidance, I actually explored A LOT MORE than what I would ever have done on my own!

From Sayulita, Punta de Mita, San Juan de Abajo, El Colomo, Las Palmas, La Estancia, Mismayola, Boca de Tomatlan, and El Tuito, I was able to cover all sorts of terrain from the flats to the rolling hills, along the ocean, in the countryside, to the bigger climbs like La Estancia in the Sierra Madre, there’s really something to please all level of cycling enthusiasts! I was on vacation for two and a half weeks so I was able to spread the numerous tours over the course of my stay in order to balance with other vacation activities. But even for someone that’s just there for a week, it’s well worth it to go and do a couple of nice tours as you will be amazed at the quality of the service being offered by the amazing staff at hand and you will also be amazed at the beautiful roads available in Puerto Vallarta and the neighborhood! And yes it’s very safe! I felt safer biking there than in downtown Ottawa, Canada! Drivers are very courteous and will not pass you until it’s safe to do so, again, very amazing !! As well, the bike guides are all super awesome and will adapt to your level of fitness accordingly.

In conclusion, would I go again? well, my flight tickets are already bought for my 2.5-week stay... Im Looking forward to more climbing and great riding down south as I not only enjoyed it immensely this year but also made friends at the same time!”

I had the chance to get away on a warm holiday this past January.  We stayed in Bucerias Mexico.  It was the perfect destination because I could both relax with my family and experience some amazing road rides.  I found a tour and bike rental outfit called Bici Bucerias.  They hooked me up with a bike and gave me personal tours of the roads in the area.  Once familiar with the ‘dos’ and ‘don’ts’ of road riding in rural Mexico, I set off on my own.  The highways are without a proper shoulder but found the drivers to be courteous and willing to share the road.  I didn’t experience any ‘close calls.’  Overall the highways are in very good shape.  The scenery is stunning.

VRBO Bucerias - Vacation Rental by Owner Bucerias

Why rent directly by owner and NOT VRBO?

We were a dedicated customer of VRBO for many years. We recently decided to let all of our listings expire because of their policy changes. One of the key changes was that they decided to punish VRBO owners who did not opt to do direct payments. What does this mean? Well, essentially, if we wanted to deal directly with the client, which was the heart of what VRBO originally stood for - a platform for owners to deal direct with renters and renters to deal direct with owners - we would receive zero support from VRBO. As an owner we paid an annual fee to list our property and that was the only expense. Now, VRBO / Home Away has implemented changes where we not only pay a higher fee to list or properties, but if we opt out of the direct payment option (where clients pay Home Away and Home Away / VRBO pays the owners), our listings basically disappear and the algorithm pushes them to the bottom of a client's search. Here is an excerpt from Home Away:

"The service fee is a fee charged to the traveler and is calculated on a sliding scale of 4% to 9% of the rental amount, excluding the deposit or taxes. The charge applies to the cost of the rental and will not exceed $499. The service fee helps cover the cost of running the HomeAway websites, including features such as 24/7 customer support and marketing efforts to ensure a quality experience on our sites for both travelers and owners. When you book and pay through HomeAway, you are eligible for the Book with Confidence Guarantee."

So essentially, on top of the rent that you are paying, you will need to pay a fee of up to 9% of the vacation rental. As a past user of VRBO for all of our own vacation stays, we think this is completely unfair. 

What is the answer when looking for a VRBO Bucerias Vacation Rental?
