Retail Space: Be an active member of your community!

When purchasing a unit at Paul's Café and Condos + Townhouses you are getting, in addition, a share of the specified retail space on the main level. This is a great way to offset your homeownership expenses.

This retail space will be open to owners, their tenants and the general public. A great addition to the condominium building as well as the surrounding community.

The Homeowners Association will be able to collect monthly rent from the tenant of this retail space, offsetting the HOA fees. With this you become a member of the governing board to vote on decisions that could shape the community.

Buying a vacation rental property is a great way to invest in Real Estate, offset some homeownership expenses, and still enjoy your favorite vacation spot from your own second home.

The Homeowners Association (HOA)

Monthly HOA fees have not been set, but owners should expect $70-$78 Mexican pesos per square meter. We find this to be the average in the area, and everything can be voted on at the first HOA meeting.

The following is an example of what it could be covered in the HOA fees:

  • Common area maintenance (Condos only):

    • Pool

    • Gardening

    • Cleaning

    • Common area electricity, gas and water

    • Common area Internet

  • Your utilities (Condos only):

    • Gas

    • Water

    • Drinking water

  • Cleaning staff and weekly cleanings inside your unit (Condos only)

  • Trash pick up (Condos and Townhouses)

  • Property administrator (Condos and Townhouses)

  • Accountant (Condos and Townhouses)

  • Total Property Insurance (Condos and Townhouses)

  • Reserve fund (Condos and Townhouses)

For the first 2 years, the HOA will be managed by the Developer. This includes overseeing the entire management and administration of the property, collecting interim HOA fees and paying out operational expenses on behalf of the owners. After two years or at the point where all titles have been turned over, the Homeowners Association will vote to decide if any changes are needed. While it is preferred that owners pay their interim HOA fees by way of bank transfer, the Developer will be able to accept credit card payment with a 5% service fee to cover the credit card processing fees.

Vacation Rental Management

Setting up and managing a vacation & short-term rental is a full-time job, and you might question whether or not it can ever truly become a passive income model. Most investors are surprised by how operationally intensive the business actually is.

If homeowners decide to incorporate their unit into a Rental Pool, for the first 2 years, this will be managed by the developer´s corporation, to ensure and offer a good management service to all Owners and their Tenants.

With Paul's Cafe and Condos + Townhouses rental management, you are gaining an entire team dedicated to vacation rentals, making your investment a real passive income stream. This service will be offered at a commission-based rate. 20% is the going local rate for rental commissions, not including taxes.

The Evolution of a Real Estate Development in Bucerias, Mexico

Many things make up a successful real estate project. Location, price, and design have to be completely aligned for a development to succeed. When we identify a location, we will quickly sketch out ideas in pencil on a simple 8.5 x 11-inch paper to see if there is something there. If we start feeling the energy, we will move quickly to offer and then the magic begins. We now need to take that simple sketch and make our vision a reality. In this section, we will share the evolution of the project from the initial design to the permit-ready drawings, renderings, and eventually the final as-built project. Enjoy!
